Maxfield Research Inc. provides consulting and advisory services for the
Hospitality industry; including limited and full-serve properties, boutique,
convention and conference hotels, and specialty hotels. In addition, we conduct research on other leisure real estate related to the hospitality industry such as waterparks, golf courses, marinas, performing arts centers and meeting and
banquet spaces.
 
The hotel market feasibility study would examine the market for the appropriate hotel
concept for the site (i.e. full-service vs. limited-service, etc.). This study would consist of: 
 
· Definition of an appropriate trade area for the hotel
· An examination of visitor and business trends to the study area
· Analysis of existing hotel revenue, room rates and occupancies for
  hotels in the trade area and vicinity
· An inventory of pending hotel developments and their potential impact on a facility
  at the subject site
· Projected demand for additional hotel rooms at the site
· Recommendations
 
Maxfield Research will then provide recommendations that will address the
following: target markets, pricing and projected occupancy levels. In addition, we can provide financial projections of income and expenses based on market study findings.
