Maxfield Research, Inc. was engaged by Glaser Financial Services Group, Inc. of St. Paul, Minnesota to assess the market potential for a mixed-income apartment development in Plymouth, Minnesota.  The Stone Creek Village Apartments, which opened in 2004, consist of 130 market-rate and affordable units.  The study analyzed population and household growth trends, calculated demand for both market-rate and affordable rental housing, and reviewed the proposed development concept to determine its appropriateness for the market.


A Market Analysis for the Proposed Monument Ridge Apartments in Inver Grove Heights, MN

Maxfield Research, Inc. was engaged by Sand Companies of St. Cloud, Minnesota to assess the potential for market-rate general occupancy rental housing in Inver Grove Heights, Minnesota.  Located within the Arbor Pointe master-planned community, Monument Ridge consists of 135 market rate rental units that opened in 2004.  Our analysis included an evaluation of the site location, determination of an appropriate draw area, review of demographic trends, and an assessment of the market area’s rental housing market.  Based on our findings, Maxfield provided detailed recommendations on appropriate unit mix, size, pricing, and amenities to help refine the proposed development concept.

An Update Market Assessment for Cedric’s Landing Apartments in Oakdale, MN

In 1999, Maxfield Research, Inc. completed an assessment of the competitive rental market in Oakdale, Minnesota for Hub Management Company.  In 2001, Maxfield was again engaged by HUB Management to provide an updated market assessment for the proposed Cedric’s Landing Apartments.  This study quantified the demand for rental housing in the market area, identified the competitive market situation for upscale rental properties in the market area, and assessed the potential for the proposed development to capture a portion of market share.  In 2003, Maxfield Research was asked to provide unit mix, size, and pricing recommendations for Phase II of Cedric’s Landing.  Cedric’s Landing now consists of 255 upscale apartments with common areas that include an outdoor hot tub, fire pits, and a fitness room with an attached playroom.
